By accessing or using the Doorilo platform (operated by Doorilo Technologies Inc.), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.
Doorilo Technologies Inc. provides property management software for independent landlords, including ledger tracking, document storage, automated reminders, AI document drafting, and SMS communication tools.
You are responsible for maintaining the confidentiality of your login credentials. You represent and warrant that you have the legal right to upload and manage the tenant and property data stored in your account.
Subscription Fees: Doorilo operates on a subscription basis. Fees are billed in advance on a recurring monthly or annual schedule, determined by the number of property units actively managed in your account and any selected add-ons (such as the AI & Smart SMS Assistant).
Upgrades and Proration: If you add additional property units or activate premium add-ons during the middle of a billing cycle, you will be billed a prorated amount for the remainder of that cycle.
Downgrades and No Cash Refunds: If you delete property units, deactivate add-ons, or downgrade your plan level, the changes will take effect immediately or at the end of your current billing cycle, depending on the service. Doorilo Technologies Inc. does not provide cash refunds to your payment method for partial months of service, unused time, or downgraded features. Instead, a prorated credit balance may be applied to your account to automatically discount your future invoices.
Cancellation: You may cancel your subscription at any time. Upon cancellation, you will retain access to premium features until the end of your paid billing period, after which your account will revert to the free tier (limited to 1 unit). We do not issue refunds for time remaining in a canceled billing cycle.

Doorilo Technologies Inc. is not a law firm, and use of the platform does not create an attorney-client relationship. You are strictly responsible for ensuring any notice, lease, or addendum generated by Doorilo complies with your local municipal, provincial, or state laws.
Not Financial Advice: Doorilo Technologies Inc. is not a certified public accountant (CPA) or financial advisor. The Smart Financial Ledger, P&L reporting, and bookkeeping features are provided to assist with organization. You are solely responsible for the accuracy of your tax filings, bookkeeping, and regulatory compliance.
"As Is" AI Output: The AI Consultant and document generation features are provided "as is" and "as available." Doorilo Technologies Inc. does not guarantee the accuracy, completeness, or reliability of any AI-generated output. You must review and verify all AI-generated content before relying on or executing it.
Data Extraction Accuracy: When utilizing Smart Parsing features (such as uploading PDFs or receipts), you are strictly responsible for verifying the accuracy of all extracted data. Doorilo Technologies Inc. accepts no liability for financial losses, missed deadlines, or data entry errors resulting from automated extraction.
Legal Compliance: By using Doorilo's integrated SMS features, you agree to comply with all applicable local, state, provincial, and federal laws, including Canada's Anti-Spam Legislation (CASL) and the Telephone Consumer Protection Act (TCPA). You may not use our SMS features to send spam, phishing attempts, or unauthorized marketing materials. You are solely responsible for obtaining necessary legal consent (opt-in) from tenants and vendors before sending messages. Message frequency varies. Message and data rates may apply. End-users (tenants and vendors) may opt-out of SMS communications at any time by replying 'STOP' to any message, or by updating their preferences within the secure Portal.
Fair Use Policy & SMS Allowances: To ensure platform stability and prevent abuse, Doorilo's premium "Smart SMS" features are governed by a Fair Use Policy. SMS message limits are calculated based on the total combined pool of SMS interactions occurring on your dedicated Doorilo phone number. This includes all incoming messages received from tenants or vendors, all outgoing messages sent by you from the platform, and all automated SMS alerts triggered by the system.
If you reach your monthly SMS limit, outbound messaging and automated SMS alerts will be temporarily disabled until the start of your next calendar month. Incoming messages from tenants and vendors will continue to be received and logged in your dashboard inbox, but will still be drawn against your limit pool and will not trigger mobile alerts once the limit is exceeded.
These Terms of Service and any separate agreements whereby we provide you Services shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein.
